An historic market town close to the Suffolk coast, this is a place full of charm. It was once on the main route from London to the Continent, so there are many beautiful Georgian and Victorian houses and even some Tudor and medieval. You can imagine horse-drawn coaches passing through the streets, horses being stabled and rested while their masters refreshed themselves over a pint of beer and a hearty meal.
There’s evidence of Bronze age and Saxon settlements too – and why not? It’s a fine place to be! Today it’s quaint, picturesque but far from quiet, with plenty going on within the town itself. Visit the market every Wednesday – the town has held a market charter since 1272. Or browse the independent shops and cafes.

The Bell Hotel is housed in a former coaching inn built in 1842. It’s thought to be the last coaching inn to have been built in England, just before the railway arrived less than 20 years later.

One of the lovely things about this town is how many facilities it has to offer. With major supermarkets, a library, football club, tennis club, skate park and more, it has something for every age group.
Shops include hardware and interiors, opticians, vets, cycling, jewellery, books, butchers, bakers, hair and beauty – and plenty more besides.
Transport links are also excellent, as the A12 runs alongside the town for easy access. Saxmundham also has a railway station and is on the East Suffolk line, so you can hop on a train to Lowestoft or Ipswich.
Being that little bit further from the coast, you have a strong, year-round community here, but you’re still near enough to be able to enjoy dog walks, cycling, birdwatching and all the other outdoor pursuits along the coastline.
